Hi thanks for admitting me. I read somewhere that instead of the 800000 baht deposit in a bank. That it's possible to show something like 60000 baht a month deposited over a year
I'm planning for a retirement visa when I reach 50 in a few years time. And I'm planning to find a place that I can stay without headache when come to the 90 days reporting and tone for renewal.
1) need to have ฿800k in bank
2) TM30 address to be submitted for the application
3) application before arriving in Thailand or apply when reach Thailand.
4) place to stay and easy to report for 90 days and or apply for renewal is ( any recommendations beside this few place)

To my understanding that if my landlord can summit the TM30 it can be any type of place to stay right
I'm from Singapore been in and out of Thailand under 30 days tourist stamp and use hatyai to exit and reentry for other 30 days tourist stamp. I'm a bit tired moving in and out every 30 days
I have the 800K in the Thai bank and will enter on a 60 day tourist visa. Can I get a one year extension of stay or do I first have to convert to a Non O at immigration?

Hi Tod , married to a Thai, arriving back in Thailand early Jan , on a 12 month multi entry " O " spouse visa ..
The month before ,December I intend to start the 12 x monthly bank deposits of 40k , so in January of 2025 I will be able to apply for the married to a Thai type O 12 month retirement extension..
I assume and hope what I have explained is correct , but with my monthly deposits , can the 40k be just a minimum amount , and can the deposit be a day or so earlier or later ....thanks Tod ...
I got a yearly extension based on marriage last year. I used the 400K to buy a car a few months ago, I am now about to transfer 400K from the UK again for the next extension (2 months before I apply). Is this ok or will they check that the money has been in my account the whole year? Also I am doing it in a different Immigration office as I've moved, I read that this might be a problem.

From this, it is my understanding that I (as a German) could forego the visa application procedure in my country, and instead enter the Kingdom on visa exempt (even with a 30 days extension), and then apply within Thailand for a Non O Visa (as retiree) and (the next year) apply for the extensions as required, provided I have 800k in a Thai bank account which was transferred from outside Thailand.
Is my understanding correct or not?
In case the above procedure does indeed work, could I extend in forthcoming years based on 12 months of income (65k per month), changing from the 800k requirement?
