Hello, I need help please urgently. So I am going to JOMTIEM immigration tomorrow to extend my non o visa. I went to my bank and asked for authorisation letter and 12 month statement.
Well disaster. They printed letter and statement but the statement was from 29/12/22 to 29/6/23 which was date of my last entry, so not 12 months. To fix this I today made a payment into the bank after statement and letter were printed ad I got them to print another statement locally with todays transaction on it. So I now have a 4 page statement from 29/12/22 to 29/6/23 and a separate page for today showing 3/12/23. So will this statement be accepted or does it have to run concurrently for the whole 12 month period. I had the letter reprinted showed today's transaction. Also the statements does not show every month if there are no transactions. Secondly, although immigration have my tm30 on their system my landlord cannot screenshot it for me , as they have changed to a new system. So I have nothing to show immigration. What do I do please
Thanks

TLDR : Answer Summary
A user is seeking urgent help regarding extending their NON-O visa at Jomtien Immigration. They received a bank statement that covers the last 6 months but includes an additional page for a recent transaction, raising questions about whether it will be accepted. Additionally, they face challenges retrieving their TM-30 confirmation due to changes in their landlord's system. Helpful responses from the community include guidelines on the necessary financial evidence for visa extensions, confirming that as long as the bank letter corresponds to the balance requirements and the TM-30 is in the system, there should be no issues with the application.

They want paperwork demonstrating that in the the last 12 months the balance hasn't dropped below 400k and was back to 800k 2 months before you extend again. Hence they want to see a full 12 months statement. They know that the passbook won't show transactions made online, where you could have taken the money out and then returned it, maintaining the balance but breaking immigration rules, however a 12 month statement would show this.

12mth bank statement was always a 7 day pain with Bangkok Bank, however as of last year you can now get statement emailed to you within 5min via the bank app. You print it out and take to the bank when you get the bank letter and they will confirm it.
beware that the statement you get via the app may not be acceptable to immigration. It only covers 12 months from the day you order it with the month you order it being month 12. So if you were to order today (3rd December) it would not cover December last year.

I use Bangkok Bank so always order my statement a week in advance of going to immigration, last year they messed up and managed to lose it. No worries said I I'll get it via the app then you can stamp it for me. Immigration was having none of it as there was a 14 day gap. It got a bit convoluted after that as seemingly head office won't send by email to branches but if the branch asks they will send it by email to you which only takes 24 hours rather than the normal 5 days. I just made it and no more
Valid last 12mths only, so if you went a bit early last year make sure you order it less than 12mths later.
The bank can issue 6mth statements while you wait (100ΰΈΏ) or update bank book for the last little bit. They will take any cumulative evidence at Udon Thani Immigration (brilliant) canβt speak for other regions.
yea. I only had 2 weeks missing. The fact that my bank book and the start of the statement showed the same amount was not acceptable as anything could have happened in that 2 week period

Regarding the TM-30, you should get the screenshot from your landlord/hotel immediately after they do it. The new online system will not allow you to get a screenshot (pdf receipt) more than seven (7) days after it has been made. In your present circumstance, you could ask your landlord to do another report now and get a screenshot of that report (or pdf receipt) from the online system.
Iβm moving this week into a condo I purchased and remodeled. Do I need to generate a TM-30 to update my retirement visa status ? If so, how. Thanks in advance. Private message is fine

Thank you very much for your response. Iβll follow up I really appreciate your time
When you purchased the condo it should have been registered at the Land Office and you should have received a blue house registration book (tabian bahn in Thai). That book will contain all the information you need to register yourself using the online TM-30 app from Thai Immigration. Even without the blue book you *may* be able to register yourself using the app. However, there will come a time during the registration at which they need you to upload a copy of the blue book (first page) and a copy of your passport ID (photo Id page). They have recently migrated from the old TM-30 app to the new one and it seems that they may not be currently rigorously checking for supporting documentation so you may be able to proceed without your blue book.
First thing, go to the official TM-30 website and register for a TM-30 account (click the blue Register link):
You should receive notice by email when your account is approved (may take a day or two). Log into your account. Note you only have to create the account once, but you must retain your login information (email address and password).
Enter the information for your property, including information about yourself as owner. Note that this is done through the Profile menu (not exactly an obvious place). Then you should be able to report that you are staying at your property by clicking Add on the main page.
Then (within seven days) you need to search the system for your report. Enter only the from and to dates as the search criteria. Note that you can only search for the last seven days. When you see your report, see that it says its status is informed, then click on the download pdf of your report details and print that out and staple into the back pages of your passport. That is your TM-30 receipt. It remains good as long as you live at your address.

The purpose of the 12-month bank statement is either to show that your balance was above the minimum required for the whole year (if using 800,000 baht in the bank) or that a deposit of at least 65,000 baht was deposited into the account every month from outside Thailand (if using the monthly deposit method). I can see a problem if you have some months where neither a balance nor a deposit is shown.
hi George apparently the bank can't print pages where there are no transactions in that month. Can I print/show the pages of my bank book that show all the transactions as extra evidence
Curious about which bank doesn't list the balance for a month if there weren't any transactions that month. Your application for extension would have problems in Phuket, but you may be OK at Jomtien as I don't know their specific requirements. Certainly having copies of your passbook where you can show that there were no transactions during the missing months would be helpful if they have questions. Wish you good luck with your application.
doesn't the bank print "condensed transfers" in and out of the account? As a summary? your problem is: for the applications you need a bank proof of 12 months, month for month, showing incoming from abroad minimum of 65,000.- THB. If you miss out only ONE month, your application won't go through. You would be better of with the 800,000.- THB in your account, it would be as easy as it is peasy
hi Gregor 800k in bank 14 months so many months I not put in or take out and these months with no activity do not show on statement. I have bank book that shows the same history will this be acceptable?
with more than 800,000.- THB in your bank account, you should experience no difficulties to get the bank letter for two months seasoning in order to prove the financial requirements

Statement not needed if you are doing 800k, you haven't specified
yes correct for Jomtien as long as passbook transactions haven't been consolidated. I use passbook

As long as the TM 30 is in their system nothing to worry if you did it online if done physically there should be counterfoil slip.Secondlyif the bank has issued a letter with your balance amount matching immigration rules it's OK
but, again, you will not be able to search and find a registration report older than seven (7) days from the online system. You need to get your landlord to do a new TM-30 address report and get a screenshot or print out the pdf receipt from that new submission.
You need at least a one year rental contract 12 consecutive months of foreign transfer s 65k or more or you have a financial letter from your embassy or 800k seasoned
