I was in a similar situation. I got the old home bulldozed and it was more cost effective building new. This leaves it up to the builder to organise everything. I didn't retire to complicate my life.

Seems everyone is getting fixated on the TM30. Common knowledge that a TM 30 is needed but is the original house book required when applying for a TM30 to receive certificate of residency when living with a friend.

Once you enter, have your 90 day date already worked out. And check the stamp . They have been known to make mistakes

There is a ton of information on the internet. This is what I did ; I obtained a Non Immigrant O visa online at the Thai embassy in Canberra ACT. I was not asked for any proof of flights or accommodation. I did enter the hotel and the private residence where I would be staying and flight number. Proof of finances in your home bank. Licence for proof I'm still in Australia. Plus passport photo and passport page. Once in Thailand immigration for a resident certificate, bank to open an account. Deposit 800,000 . It hasn't been difficult, but in saying that I did a lot of research first. Knowledge is power.
