Quick question - Visa waiver 60 days → Non - O ( retirement) → 12 months stay extension ( retirement) ( EU citizen)

bkk immigration forms Website : show that approximately the application for conversion of waiver in Non -O is approx. 20days before end of waiver. All my requirements are OK.. including TM30 -

the question is: how can I show a rental payment of at least 3 months if I only had the TM 30 2 weeks after arrival... so to speak 1 month before applying to conversion??

isn't the One Year Rental agreement sufficient with all the 1+ 2 months deposits sufficient?

Bit convoluted this.

We normally visit Thailand for 4 weeks, so as UK citizens (resident in France) the normal visa waiver thingy is fine. Last trip was 6 weeks and we did a 4 day trip to Cambodia in the middle, so again not a problem. We always entered and finished our holiday from Thailand so had the return flights booked when we arrived.

This time we are planing 6 to 8 weeks, with a possibility of a trip to Vietnam, and maybe Bali, in which case we would return to France from Singapore NOT Thailand. To give us the maximum flexibility, we were thinking of arriving in Thailand, but would book a return flight until we finalised our plan, so would not have a return ticket. Am I right in thinking the Thai immegration at BKK would not allow this, IE entering the kingdom, without a definitive ticket to say you are leaving?

Thanks in advance for your advice everyone!

So I’m not looking to stay in Thailand long term, at least not yet - I’m just figuring out my extension option so I can stay until my lease ends Jan 14 and complete 3 months here.

My current 60 day visa on arrival ends Dec 6. I could do the 30 day extension for 1,900 baht until Jan 6 but that leaves me with 8 days and I’d like to have a bit more flexibility to stay until the end of my lease.

So it seems I’m left with either the border run to Laos option which appears to cost roughly 6,300 - OR I could also fly roundtrip to visit friends in Malaysia for 5,500. But that also assumes that doing the border run or flight to Malaysia would actually give me a new 60 days and not just 30 which isn’t enough.

Is there another simple option here?

Will I definitely 100% get another 60 days and not 30 days by going to Malaysia or Laos?

I arrived into Thailand on 5th September on a Visa waiver stamp 60 days until Nov 3rd. I would like to do the Non-O Based on Marriage from within Thailand and I am a little confused about when I would be looking at needing to apply for it based on my details above. Any help appreciated.

Went through immigration at BKK today. I was just recently approved for a DTV, but I’m leaving in a couple of weeks for a work thing so figured I’d just stamp in under the usual visa waiver/exemption. When the IO scanned my passport the DTV popped up in the system and she asked to see the printout (I had several copies prepared fortunately - thanks guys). She then apologized because it was her first time dealing with a DTV, so she had to get a manager to come over and walk her through the validation process. No biggy, just sharing so other DTV holders aren’t surprised.

As an American coming to visit Thailand for three months should I come on my 30 day visa free and a few weeks in apply for a 60 day visa or should I get a 60 evisa and get a 30 extension? Which way is best?!
