Second, I am staying at a friend's condo, so I am not renting anything officially. I do want to extend my visa. What is the best/cheapest way to do this? I found that I need a tm30 but I am not sure on how to get one since I am just staying with a friend? Any advice? Thank you in advance đ

I always ask for a copy of the TM30 when checking in, the it will be the least extra work from the hotel, and you suggests that you may need it later

Just check into a hotel for a night, check they'll give you a TM30 first. Then just take a copy of the TM30 from the hotel and apply for the extension. Don't worry about not having filed one previously

For TM30 the property owner is legally required to file for you if you are officially residing there, and if the unit is rented by your friend, will have to seek assistance from landlord to file the TM30.

The easiest way for you would be to book a cheap hostel for 2-3 days (even if you don't stay there) and ask the hostel manager to fill TM30 on your behalf and give you the TM30 receipt.
However, there's a catch. If you didn't do TM30 within 3 days of your arrival in Thailand, the hostel manager cannot file TM30 on your behalf. That's because you'll first need to pay a fine of 1,600 THB for not filing TM30 upon your arrival in Thailand. Not correct. Resident/Tenant can file it themselves, but they need certain documents from the landlord/property owner. I've done it multiple times and filed it myself in Immigration.

It is still the houseowners responsability by law to file the TM30, and the houseowner is the only one in possesion of the legal documents, that are needed to do the registration.

Don't listen to that about late filing. Just do it online as suggested and print the PDF for when you do your extension.
I leave the country regularly and forget most of the time upon returning to do my TM.30 and ive never had an issue in any of the provinces I've lived submitting a late TM.30, my recent one I left it for 3 months and only submitted it on monday just gone without issue...
okay, so I book a hostel and get the tm30. Then I go to migration, pay the fine. Then I hand in the tm30 from the hostel?
Or do I have to go pay the fine first at migration, then book the hostel, get the tm30 and go to migration again?

If the house owner will not file TM30 you need to contact Immigration Office for advice. You won't get an extention if you are not registered at an address via TM30
