yep this makes sense if you leave and re-enter, but my friend lives here so he figured when he did his retirement visa it would also reset the 90 day clock, but it doesn't
Been thinking about this one a bit and I find it odd that it mentions sponsor or invertation letter, is it possible that you selected an option that says you are a partner or family of someone that already has a DTV or other VISA, if that's not it I think you may be best to ask them to explain a bit more as your right it's unlikely for anyone to have a lease out of country and as you will have an income you shouldn't need a sponsor or invertation
what a helpful and insightful statement that is, some people choose to use agents because they want to support and also don't want to sit/stand about for hours, everybody is allowed to pick what they want and they don't have to provide any reason to anyone, including you!
I advise to use an agent to do it for you, cost in Pattaya is 4k baht including the 1900 baht extension fee, also the agent will know the time to apply
yes this is the process as I have been told by an American man who brought over a Filipino lady to visit Thailand he said one thing that made it complicated was he was paying for the ladies flight which Filipino immigration found suspicious, but it did get all sorted out
