It's time to apply for a non o visa extension and I asked my landlord for a new TM 30 because I have been out of the country before. I was told that since I didn't notify the landlord that I have been out of Thailand and returned, I have to pay a fine to the landlord in order to get a new TM 30. Is this normal? Where are the rules listed that I must report to my landlord that I have been traveling? If I am in the wrong, how to calculate the amount of fine I have to pay and to whom? Thanks in advance.
Hi. Need some advice please. I have some friends arriving next week for a short stay. I have registered online for the TM30 (and in person last week) as a 'landlord' (and paid yet another fine - don't ask!). But I have yet to receive my password back from Immigration. And I doubt the password will arrive in time. My friends are not here for so long. Where can I register them quickly without wasting a day at Chang Wattana?? Is it possible to register anywhere else?
Hi guys, looking for some grounds on the TM 30 roles and responsabilities, as there seems to be a fair bit of general confusion.
What I read is that according to Thai Immigration Act of 1979, Section 38, its the duty of the landlord to report any foreigner staying in their hotel, apartment, premises, ect. Not the tenants responsability. Tenant must however notify the lanlord upon arrival and provide with copy of TM 6 and current visa stamp on the foreigners passport every time the tenants stays at the condo.
To make it more specific, lets say the case is a foreigner on a marriage visa renting a condo or a house.
When the time comes for the foreigner to do his/her 90 day report, Immigration will find out wether or not the landlord submitted the report within 24h of the tenants arrival, and if not, a fine will be due, which again according to the Law, the landlord should pay.
Till here all good or am I mistaken?
Now, if the condo agreement states that the TM30 filling up and submission relies on the tenant, not the landlord, who is then responsible for the TM30 submission?

I understand the Law has more weight, however... not sure if the contract, even though signed, outweights the Law in this case?
Not wanting to beat a dead horse. Just sharing a visa related experience.
I was at the immigration office just this morning attempting to do my TM30 report since I came back into county on yesterday. I had copies of the TM30 signed by my land-lord with all of the necessary documents.
The immigration officers made it clear that my land-lord or a Thai person who has been given authority to do the report must do it. As a foreigner I can NOT make the report.
I was able to discuss this in much detail with the immigration officer. (I have lived in Thailand more than 30 years and I'm fluent in Thai.) I made it very clear to the immigration officer that I could not understand why if the TM30 report is not made, I will be fined. My land-lord is not fined. I will be the one who is not able to renew my visa, not my land-lord.
In other words, since this is my land-lord's responsibility, why am I the one who is penalized if the procedure is not followed? Still no answer.
Hi Folks , I have a visa question regarding sub lease of our property. Who would be liable to do the reporting as per the visa requirement? Us the owner or the company we rent who will manage the sub lease of it ? ( hope this is visa related enough for you ? )
If owner not do the TM30 by own or not giving the documents to do by myself, what to do? Can i do by only rental contract? Yesterday refused to do 90 days, requested to submit TM30 first. Advise please
