I have written into my offer for a lease on a condo we are renting next year, (sic) the "Lessor" shall file (Online or otherwise) a TM30 Immigration Department registration for  the "Alien" - "Lessee" and provide to said "Alien" - "Lessee" a receipt of such notification together with a copy of the condo Tabien Baan' showing the "lessee's" name therein.  I also attached a downloaded Thai Script document detailing the TM30 requirement by Immigration for all "Aliens" to be registered within 24 hours of their arrival.  It has occurred to me real estate people are as ill-informed this requirement as are the general public.

This debate could go on and on concerning what people think as far as who is responsible for filing a TM30.

Bottom line is, IF you as a foreigner need to get an extension at your immigration office and they require a TM30 being filed, it doesn't matter who is responsible, you either get one filed or you don't get an extension.

It's totally up to you to file not the realtors or landlord it's your passport and your details that need to be done

As the "possessor", the tenant has the responsibility to file too.

The responsibility belongs to the landlord, not your, but you are the injured party if he does not.

Good Luck...and if for whatever reason the TM30 is not timely filed... rest assured Thai Immigration will hold you responsible for the fine when you first seek a service from them or file a report with them.

Then you can use your legal expertise to seek reimbursement from the owner.

don't blame any realtors for not following the law. . they are NOT responsible, only the owner of the condo is, and in this case, it mostly is not the real estate agents

don't know what's your problem. Arrive in Thailand, move into a condo, take the landlord's or the condo managements proofs of ownership to Immigration and register yourself under the TM30 rule
