Depends on the length of visa you are given. Generally they will given you a 90 day Non O Visa that you have to extend in Thailand for 12 months.

I don't apply at Embassies. I applied for my Non O and Retirement extension and renew my Retirement extension every year in Thailand. I have lived in Thailand for 20 years. lol. Keep trying.

Stay duration per entry: Up to 90 days per entry.

When applying at a Thai Embassy outside of Thailand, you would receive the Non Immigrant O Visa which would be valid for 3 months, Single Entry.

After arrival in Thailand, you apply for the extension based on Marriage, Retirement etc at Thai Immigration.

Get paid into Australian bank account and withdraw by atm when you are in Thailand. Don't use 3rd party services like Wise. Wise reports to Thai Govt. Then you will have no issues.

Get a quote to repair sofa and tell her to keep that amount of the bond. That is what would be required as a tennant after only 2 years renting.

I have a Non O Visa + Multiple entry with Retirement extension (there is no such thing as a Retirement Visa). I have had this for 8 or 9 years. I renew every year in Thailand.
