Hi .....I Am Australian with Thai partner ...she is in Oz and travelling  back to Thailand with me end of Nov ...for 91 days ....I was going to apply for 60 days and then do a 30 day do an 1 day overstay  but am thinking of 45 day on arrival then 30 days and ride my bike over to Vientiane fir a night and then ride back for a 15 day ?...we are just coming over holiday this time  ....we have 2 bed condo we live and i own 2 condos, car, scooter etc  bike ... hope it's OK to ask this ?

You don't have to stay overnight in Laos unless you particularly wanted to. You can do a simple out/in with no problems. Owning condos, motorcycles, cars, buffalos make zero difference to visa requirements.

yes ..I know owning condos etc but just put that in as have been on retirement visa before and never worried about tourist visa etc ...just to show I have been in Thailand for quite a length of time ..am in motorcycle sites and I can take bike across ...done it 6 times and are quite a few people are biking there now ..Thank you for answer

Just double check what the requirements are for you to bring your motorcycle across the border if that's your plan.

Land BORDER entries get 45 day stamp from October 1 2022 thru March 31 2023.

Remember that Myanmar land borders are CLOSED to foreigners.

You wouldn't have a problem to do border-bounce at Vientiane border for the 2nd visa-exempt entry for 45 days. Sadly, owning of condo or vehicles doesn't matter to your visa-exempt entry.

Or if you are legally married to a Thai, you can apply for 60 days visiting Thai family extension, so your stay can be going to be up to 135 days (45+30+60).
