I have a one way flight because I intend on getting a Student Visa close to when my Tourist Visa expires. 

Should I buy a cheap bus ticket and provide that proof or inform them that I plan on getting a student visa?

I have a 1 year lease condo ready to go on arrival but they want check in/out dates. Should I provide the lease to my place?

don't wait too long before contacting the school to get the ED visa. It can take a month to process everything and if you wait till the last minute you might have to leave the country.

Visas actually depend on where you live in Thailand and you should be getting a Visa in your province. If you live in Chiang Mai I might have some solutions.

If you live elsewhere go to your local immigration and ask for agents and see what options come up.

You could try a bus ticket, but since the email specifically says flight out of Thailand I wouldnt.

I'd go to an onward travel website (Google it) and rent a ticket for about $10, then I'd go on booking.com and book a free cancellation hotel that matches the dates of your flights and send them both of those.
