How long do you have to report residence after arrival ? Yes I know the property owner has to do it but my lady has never done it so getting all the info sorted so we get it right Thanks

In theory within 24 hours, but there are no checks so any time seems ok. Major requirement is to have a valid one for any immigration office visits eg extensions etc

If you mean TM.30 submission, the regulation says you have to submit within 24 hours from the time of arrival to the address. <- not from arriving in Thailand.
Check TM.30 online system. There is a User's Manual (in EN and TH) from the link at the bottom of the login window.
