Looking for advice regarding tm 30, tm 28 and tm 27. We filed a tm 28 change of address at Rayong immigration. We now need to cancel that because the landlord does not have proper documentation to rent the house and I can’t extend my visa without that documentation. Landlord did not file tm 30 or provide documents for me to do so. 

Now do I cancel change of address with tm 27 at Rayong? 

We are now looking for another house to rent but in meantime need to go back to CW to extend visa this month.

Okay just to be safe you should GO to MTT immigration office and re-file a TM30 that shows you do indeed live in bangkok. OR if your landlord did it online have them do it again (after the change of address you filed) so that it shows that you are now in bangkok.

Also keep in mind IF you are getting a year extension based on marriage to a thai you will only get a 30 day under consideration stamp (and during that 30 days the immigration officers can do an in home visit) before you go back to the same office you applied at and get the year extension inked in. You can't 'close the loop' on an under consideration stamp at a different office than the one you got it at. SO if you're going to apply for a year extension in Bangkok, you're gonna come back to Bangkok in 30 days to get the extension inked in.

Yes our house in Bkk has filed tm 30. We just moved in yesterday! but apparently the landlord does not have the needed documents(blue book or chanote) immigration won’t extend without. We filed a tm 28 at Rayong when we signed the lease two weeks ago. Now it looks like we have a big problem. Will have to move but in meantime my visa is due for extension. Do I have to cancel the tm 28? Or just apply for extension in Bkk?

They WILL need the TM30.

No need to cancel the TM28. For Bangkok immigration, they use the TM30 in leiu of the TM28. When you return to Bangkok, have your property owner submit the TM30, and you'll use that to get the extension of stay 🙂

That's right, you must refile the TM30 if you are staying there. If you have a lease or contract, you can self-file

I gotta admit, this is the first time I heard of a TM27. Where are you staying at now? If you're staying at a hotel, I recommend simply using their TM30, and just forget about cancelling the change of address.

If you are back in Bangkok, did the property owner file a TM30 for you?
