What are the consequences of not filing TM30 in Thailand every time I return from travel?

I live in Bangkok and travel every month for work. I always return back to my rented apartment and I am starting to feel like I am inconveniencing my landlord to do the tm30 so often. I've offered to do it myself at the beginning, but they said no (maybe they dont want to give me their login). As I am not staying in Thailand long enough to do a 90 day report or visa extension (so no need to go to immigration), are there any consequences to not do the tm30 everytime I come back from my travels? Thank you for any input

Most people don't bother with tm30 until they need to get it for immigration. It's admirable you want to follow the rules and shows what tpye of person you are. Most people don't bother. Actually I think most people don't even know that is what they are supposed to do.

The Immigration system tracks you and that is where your TM30 is recorded.

Bring the Home Rental Contract and Landlord's ID to Government Complex .

They will give you some kinds of forms . After you filled them, you'll get the bangkok tm30 receipt physical paper .

So my gf went down to do her visa extension after paying the landlord to update her TM.30 the night before. Apparently it takes a day or two to process because when she went to immigration they said her TM.30 wasn’t valid and tried to fine her 3000 baht. She ended up doing a border run to restart the clock instead.

Moral of the story is don’t put it off to the last minute like we did. Be aware that immigration has to process and formally accept the TM.30 report online before it’s “official”.

It doesn’t take any time to “process” once you save the data inputted it’s on the system.

Why they said it was invalid is another matter. Perhaps they hadn’t filled in the data correctly. I see a lot of people where their passport has been entered wrongly or has the wrong country of origin etc. But it’s not because of any processing time.

Hold up! With a DTV, you need a new TM30 every 90 days? Whether you leave the country or not?

I had tried using the old TM.30, but the agent checked my passport stamps and saw an exit/re-entry after it and sent me off to do the TM.30 .

At Jomtien you had to re-register TM30 after travel out of country? They are really inconsistent with this. Last time told me no need ie last April. February 2024 I had to lol

Chonburi immigration requires a current TM.30 for the 90’day report. That’s based on my personal experience in late January.

That’s office dependent. In places like Phuket you need a filed TM30 every time you re-enter the country or even if you’ve stayed in a hotel or hospital in country.

Of course whether you need to file one is debatable. You really only need one for interaction with immigration.

More than once I have gone to reregister TM30 after overseas travel and been told no need. Last 2 times did not bother. 90 Day reporting done no issue twice and visa renewed no issue.

When you stay at another place, they have to do TM30 for you, and that automatically ends the TM30 of your previous address. How do you think immigration would know you did return to the previous address?

The owner or agent (realtor) of your condo should file a TM30 every time when you come back to Thailand. Explain your situation and offer some tip for their extra service every month, 1-2k baht.

wrong... sure the landlord can get fined for not doing the TM30 registration BUT so can you! I.e. even tenants get fined if there is no valid TM30 for them when they interact with immigration.

I rented a house for 1 year and my landlord took care of TM30. Does he have to re-do TM30 every time he enters and exits the country? Considering that I enter and exit every 6 months and do 90-day reports, is it necessary to renew it constantly?

1) Not every Immigration Office required a TM30 update after overseas travel - check local requirements 2) When I had to do it I coukd do it myself at the local office if I was returning to same address - no need for landlord to do anything

If your office requires TM30 re-registration after overseas travel it must be done within 24 hours of arriving back in Thailand. A friend just did it last week. No all offices require the re-registration though. Many do not bother as it is a lot of work at a busy office with lots of foreigners registered.

Good idea. Even the same office can change its minds on these re-registration requirements depending on which way the wind is blowing. Jomtien for example requires it sometimes then others I have been chased away saying "No need, no need". When they first implemented this a few years ago you needed to re-register even after domestic travel. So going to Bankglok for a night meant people had to go to local immigration next day. Did not last long as it was impractical and too much work

you are correct about it being the landlords responsibility (as per the law) but they very rarely (if ever) get fined or even checked. In practice, the responsibility falls with the tenant as they are the one requesting a service from immigration and therefore must ensure the TM30 is up to date to facilitate the processing of their request. The tenant is also the one who usually pays the fine as they are the ones having to face immigration.

Can you just stay at a hotel for one night before you go to immigration for a 90 day extension? The hotel will issue you a tm30

check out is optional to fill in, a new check in at another house/hotel will end the previous one.
