As thaï embassies write on their websites, the Non-OA long stay visa is « the » right visa for those who plan to retire in Thailand. That said, there are other ways when you like to make it borderline. Up to you.

As Benjamin says, plus in a year's time if land borders are open, an OA can do a bounce and get an additional "free" year without having to apply for an extension. It's a big "if" but it is 12 months away

A non-oa visa is a one year multiple entry visa. On each entry you get stamped in for a year. The money to show for the visa can stay in your home bank account. However, you must have health insurance.

A non-o based on retirement inside Thailand does not report the medical insurance. However will require transferring the 800K THB. Some immigration offices do not want to issue the Non-o visa either.
