you need an affidavit from the US embassy confirming your income which they do not do anymore. As the embassy does not/will not certify your income anymore you will need to deposit 800k or 400k for the first extension 2 months prior to applying for it, your year 2 extension you can apply for using the 12 months deposit of 65k or 40k so long as you have deposited the minimum amount of 65k or 40k every month and it shows on your bank statement that it is an international transfer.
2 months before 3 months after and can't drop below 400k after the 5 month total. Needs to be back at 800k 2 months before you next apply for the extension

you cannot do it yourself without either the landlords TM.30 account information (if they have an account) or setting up an account which will still needs a letter from the landlord a copy of their house book and ID which both need to be signed by them.
You're better off talking to the landlord and seeing if they will submit the TM.30. explain it can be done online without the need to visit immigration and only takes a few minutes to set up the account.
non-o is 90 days per entry whereas multi non-oa is 12 months per entry. When someone has a non-o multi, they need to border bounce every 90 days to get a new stamp.
it is 40k+ pm instead of 65k+ pm. Irregardless of marriage though most embassies don't provide affidavits of income anymore so they will still need the initial 400k or 800k.
